The diagnostic order

The one rule worth insisting on: find out whether it is a surface problem or a structural one before anybody writes a price. Resurfacing a shell that is moving buys a few seasons and the same failure.

  1. Is the pool losing water, and does the rate change when the equipment is off? That separates a plumbing leak from a shell leak.
  2. Does anything crack in a line that continues into the deck? That is movement, not surface wear.
  3. Is steel visible anywhere in the finish? Exposed rebar changes the scope immediately.
  4. How is the deck-to-coping joint sitting — level, tight, and where has it opened?
  5. What is the equipment pad actually doing, and does the plan need it replaced anyway?

What usually forces the job

  • Plaster failure

    Rough patches, chalking, hollow spots and delamination on a gunite shell.

  • Rebar staining

    Rust bleeding through the finish, which means steel is exposed to water.

  • Liner wrinkling and leaks

    A vinyl liner past its service life, or a floor that has washed.

  • Dated coping

    Loose, cracked or lifting perimeter stone at the deck joint.

  • Failed tile line

    Tile falling off the waterline, usually a grout or movement symptom.

  • Equipment past service life

    Pumps, filters, heaters and controls that cost more to run than replace.

Older Hamilton County pools and the clay question

Colbert soils cover about 10% of the county and carry high shrink-swell potential with very slow permeability. Ground that swells wet and shrinks dry works on whatever is sitting in it for decades.

On an older pool built in those soils, the deck-to-coping joint is the place to look first. A joint that has opened, stepped or closed unevenly is a movement signal, and it changes a resurface quote into a structural conversation. That check costs nothing and it is the difference between a renovation that lasts and one that repeats.

How do I know if I need a resurface or a rebuild?
By finding out whether the problem is the surface or the structure. Staining, roughness and thin spots are surface wear. Cracks that track, a deck pulling away from the coping, or a pool that loses water at a steady rate regardless of weather point at movement or a plumbing failure. Surface problems get resurfaced. Structural ones get diagnosed first.
How long does a resurface take?
Plan on a few weeks from drain to refill on a gunite shell: chip out the failed plaster, repair what is exposed, replace waterline tile if it is going, apply the new finish, then fill and run a start-up chemistry schedule. A vinyl liner swap is much shorter, though the template and manufacturing time usually sets the date, not the install.
